Why a regular inspection matters

Efficiency and running costs

A heating system that has not been looked at for a while quietly costs money. Scale in the heat exchanger, an unbalanced system, incorrect gas pressure or a tired pump all force the boiler to work harder than it needs to for the same amount of heat.

Your legal obligations

How often, and who is responsible

Inspection intervals

Rented properties need a gas safety check every 12 months. Owner-occupied homes are not legally required to have one, but every boiler manufacturer we work with makes an annual service a condition of the warranty.

Commercial heating plant is usually inspected annually as a minimum, with larger or harder-worked systems moving to a six-monthly cycle. We will set the interval with you rather than defaulting to the most expensive option.

Who carries the duty

For a rented home the duty sits with the landlord, and it cannot be passed to the tenant. Where an agent manages the property, the landlord remains accountable for the record being in place.

In a commercial building the duty holder is normally the employer, building owner or managing agent. We are happy to work directly with facilities teams and to keep certificates for a whole portfolio in one place.
